Stream Setbacks on Howland Township Lots

Howland Township's 2026 zoning resolution keeps buildings and structures back from its streams. The setback is 120 feet from either bank along a watercourse draining 20 square miles or more, 75 feet along smaller streams, and 25 feet along the smallest. It widens where the 100-year floodplain is wider. If your yard runs along a creek, measure from the bank before planning a deck.

A survey is worth getting, since the township's zoning fact sheets from 2016 and 2020 strongly recommend a professional boundary survey for any home improvement project that needs a zoning permit, and zoning staff may require one. Order the survey before the plans are final.

The township values a porch or deck at $25 per square foot, under its February 2025 fee schedule. A project valued at $25,000 or less pays a flat $20 fee, and above that the fee is $6 per $1,000 of valuation. By that math, a new deck of up to 1,000 square feet stays in the flat-fee range.

In the township's main residential district, a house and any addition must sit 40 feet from the road right-of-way and 40 feet from the rear lot line. The side setbacks must total 20 feet, with at least 8 feet on one side. Those lines limit where any new structure can go.

The Bolindale area. On July 23, 2013, a late-afternoon downpour flooded basements there, and Howland firefighters answered about 30 calls for help that afternoon. Think about drainage before finishing a basement in that part of town.
